During the stay, when no additional services are purchased, guests should not expect to be personally met, registered or introduced to the grounds and its history.

Before arrival, we invite you to carefully read the description of the reserved apartment and make sure on which floor the reserved apartment is. We remind you that only 3 apartments (The Great apartment, Parterre apartment and Ice house apartment) are located on the 1st floor of the building, therefore they have access to terraces with firepits. 3 out of 6 apartments are located on the 2nd floor of the building.

Upon arrival at the manor, there is no possibility to change the apartment.

In the first-floor Kitchen apartments, before the heating season starts, it may be cooler inside due to thick walls. If the cold is uncomfortable, we recommend booking apartments located on the second floor: Streamside apartment, Middle apartment, Park apartment or Ice house apartment.

The apartments are not equipped with a cooling-conditioning system, therefore, in case of high outdoor temperatures, the second-floor Kitchen and Ice house apartments might be stuffy. Please note that if you want to relax in the cooler apartments, we recommend booking the first-floor Kitchen apartments (The Great apartment or Parterre apartment).

The apartments can be booked by adults only..

The minimum length of stay is 2 nights. The booking system allows to make a booking no later than 3 nights before the start of your stay.

By paying for the reservation, the guest confirms that he/she is of legal age, has read and agrees to our terms and conditions. Ignorance of terms and conditions is not a valid defense against liability.

During the stay, guests are requested and must e-mail a photo of a valid personal identification document with the names and surnames of other guests staying. As an accommodation service provider, we are required to collect this data in accordance with Article 32, Clause 3 of the Law on Tourism of the Republic of Lithuania.

If a booking is made directly through the official booking system or by email, there is no possibility to cancel or change the date of your stay. In case of no-show, the payment of the booking is not refundable.

If the person specified in the reservation is unable to arrive on the reserved dates, other guests may arrive in their place, making sure administration is informed by e-mail and the details and contacts of other arriving guests are provided. Arriving guests must be familiar with the terms and conditions.

The apartments can accommodate only the number of people specified in the reservation confirmation. No more people may be invited to the territory or apartments during the stay.

The towels provided are prohibited from being taken outside and used in outdoor areas, for swimming in the manor pond.

Please do not leave doors to the outside open, windows without screens, as heat and light actively attract flies and other insects into the apartments.

There are 5 apartments in the Kitchen building. In order to provide guests with quality rest, quiet hours have been introduced. From 10PM to 8AM listening to loud music or making loud noises is prohibited.

Guests staying will have the opportunity to refresh themselves by jumping into the fresh water pond on the main parterre of the manor. There is no sloped entrance to the pond, therefore swimming in the pond is only possible for adults.

It is prohibited to bring and burn your own candles. Special candles left by the estate administration can be used if they are kept out of reach of children and animals, avoiding drafts. Before leaving the room, it is mandatory to extinguish the candles and make sure that the wick is not smoldering.

Smoking is prohibited inside the apartments (including hookahs, electronic cigarettes, etc.), as well as leaving discarded cigarette butts in outdoor areas.

Upon prior request, we leave a cot (playpen) and a high chair in the apartment for a child of up to 3 years old. The provision of a cot and high chair depends on availability.

We have an operating dairy farm on the estate. Please note that during your stay, depending on the wind direction, there may be a smell of animals living nearby. We are unable to control the smell. If it is annoying, we recommend closing the windows.

Please note that taking photographs, entering farm buildings, or touching the animals is strictly prohibited for safety, veterinary and production reasons.

Please note that it is not possible to enter the stables without an accompanying person. If you would like to visit the stables, please inform us in advance - we will organize a visit and introduction to the horses upon request (usually around 6:00 PM, the horse trainer is in the stables).

Although we are located in a remote area from the city center, where the noise level is low, we live in the tireless life cycles of the farm as well as slowly and consistently restoring and nurturing heritage buildings. Therefore, we warn that we cannot guarantee the absence of external sounds, such as a passing tractor, a saw operating in the garden, or a lawnmower. For those who want to experience even deeper relaxation, avoiding the listed episodic sources of noise, we invite you to stay during the cold season, when the farm and garden maintenance processes settle down along with nature.

Upon arrival, guests will be provided with a one-time breakfast basket in the apartment, which includes locally sourced produce.. The composition of the breakfast basket may vary according to the season. Also, salt and pepper will be left in the apartment kitchen for cooking.

All glass containers provided to guests with the contents of the breakfast basket produce are reusable. Please do not take the containers with you - leave them in the apartment at the end of your stay.

If you are planning to arrive with a pet, you must inform us as early as possible. We may need to move your reservation to a pet-friendly apartment or change the date of your reservation. Please note that not all apartments are pet-friendly. 3 out of 6 apartments are pet-friendly.

We charge an additional 20€/pet (for the entire stay). After booking, we will send you instructions on how to pay for your pet.

No more than 2 pets can stay in one apartment at a time.

Pet feces must be picked up and discarded by the pet owners.

Various birds live on the estate (swans, ducks, wild geese, cranes and herons), horses and cattle are kept, so guests must be careful when letting their pets run freely without a leash. The owner is fully responsible for the safety of their pets and for any damage caused by the pet in the apartments or on the grounds of the estate the owner of the pet must compensate in full.

Please note that the pet fee does not exempt the pet owner from the responsibility to comply with sound, safety and other rules related to pets. The administration has the right to ask guests with pets to leave the apartments, if requests to deal with the inconvenience or threat caused by the pet to other guests staying in the apartments, the administration or staff are not respected or implemented.

Keeping a pet in the apartment without prior agreement - a fine of 100 EUR is applied.

The wood-burning stove can only be used after consulting the manor administration and reading the instructions for use.

Firewood intended for this purpose is prepared and left in advance . A basket of firewood is provided for the length of the stay. Upon request during the stay, an additional basket of firewood is provided only according to staff availability.

It is prohibited to burn other materials or household waste in the stove.
-
The stove must be constantly supervised, all doors of the stove must be closed when burning. It is prohibited to leave the burning stove at night or unsupervised.

If the wooden floor is damaged or the stove is damaged during the stay, the guest will be obliged to compensate for the losses in full.

Only guests who have reserved the first-floor office-kitchen apartments have the opportunity to use the fireplaces on the terraces.
A disposable basket of firewood is left for the fireplace. Upon request during your stay, additional baskets of firewood are provided subject to availability and staff availability.
Only firewood prepared for this purpose may be burned. It is prohibited to use flammable liquids or burn household waste.
When using a campfire, it is mandatory to supervise the fire until the fire has finished burning and there are no more firewood and embers in the campfire. It is prohibited to move campfires from their location while they are burning.
Guests who come to relax are responsible for any sports equipment left unattended outdoors, other material items brought in or lost on the estate territory.
Guests are responsible for any accidents that may occur in the area, while swimming, or in the apartments.
The guests themselves are responsible for and must compensate for any damaged or destroyed inventory, movable or immovable property provided to vacationers.
The estate administration reserves the right to ask guests to leave the apartments before the end of the reserved stay if they do not follow the rules (e.g. arriving with a pet and not wanting to pay, inviting outsiders to the apartments, making noise, etc.) or if they behave disrespectfully towards the estate administration or other guests. In such cases, the reservation fee is not refunded.
The estate’s working hours, events and services may change. The manor administration reserves the right to restrict visitors' entry to the estate. Before arriving, we recommend checking the current information on the Facebook or Instagram pages, website or by calling.
It is prohibited:

entering the estate at other times than it is allowed. Visiting the garden is possible I-VII 10AM - 4PM;
-
entering the buildings (farm buildings, stables, Manor house or apartments are no exception);
-
entering the farm area marked on the estate map;
-
visiting for children under 18 years of age without adult supervision;
-
organising wedding, commercial or personal photoshoots, filming, excursions, celebrations, flying drones without prior consent from the administration and without paying the fees;
-
touching, feeding, or scaring animals (horses, cattle, birds, etc.);
-
fishing. Failure to comply with this condition will result in a fine of 100 EUR;
-
swimming in ponds (permission to swim is granted only to guests staying in the apartments);
-
riding on garden paths or lawn by bicycles, scooters or other means of transport;
-
entering the estate with a motor vehicles;
-
leaving vehicles on the lawn or elsewhere than indicated on the estate map;
-
hanging newlyweds' locks on bridges. Any locks left will be removed without warning;
-
playing loud music, make noise or otherwise disturb others;
-
installing swings, other recreation or sports equipment;
-
consuming alcoholic beverages, narcotic substances;
-
littering, polluting water bodies, leaving uncollected pet feces;
-
destroying or damaging natural and cultural heritage objects. Persons who have caused damage to the animals, estate or its inventory must compensate for the direct and indirect losses caused in full.
